Post Construction Cleaning of 16 Warriewood Townhouses
M&I Cleaning & Waste carried out the post-construction cleaning for a development of 16 new townhouses in Warriewood, on Sydney's Northern Beaches. We partnered with the builder, Built Projects, across 2024 and 2025 to get each home ready for handover.
This post explains what a builders clean on a townhouse project involves, how we plan it around the build, and what builders and developers should expect from a post-construction cleaner.
The project
The development is a group of 16 modern townhouses in Warriewood. Every home has kitchens, bathrooms and living areas to finish, and all of it needs to be clean before buyers walk in.
On multi-dwelling projects, the cleaning has to fit around the build. Homes are often finished in stages, so the cleaning can be staged too: as each home is completed by the trades, it's cleaned and handed back, ready for inspection.
What a builders clean covers
A builders clean removes the dust, residue and marks that construction leaves behind. On a townhouse project like this one, the scope covers:
Interior
- Walls, ceilings, skirting boards, window sills and cornices dusted and wiped
- Floors vacuumed and mopped, including edges and corners
- Paint, grout haze, glue and protective film removed
- Doors, handles and built-in joinery cleaned
Kitchens and bathrooms
- Benchtops, cupboards, drawers, splashbacks, sinks and taps
- Bathroom fixtures, tiles, shower screens, vanities and toilets
- Stickers, dust and residue removed from installed appliances
Fixtures and fittings
- Light switches, power points, fans, vents and light fittings
- Chrome, stainless steel and visible finishes polished
Entries and outdoor areas
- Balconies, entries, porches and garage floors swept and cleaned
- Light debris and building grime removed from accessible outdoor areas
Window cleaning, pressure washing, carpet steam cleaning and bulk rubbish removal aren't part of a standard builders clean, but can be quoted separately.
Why it matters at handover
The clean is the last thing a buyer sees before they see the home. Construction dust settles everywhere, including inside cupboards, on top of door frames and in window tracks, and a property that still has residue or film on its finishes doesn't show the quality of the build.
A thorough clean also makes defects visible. Once the dust is gone, marks, chips and missed paint are easy to spot, so the builder can fix them before the final inspection rather than after.
How we work with builders
- We plan around your program. Tell us when each home or stage will be ready and we schedule the clean to match, so cleaning doesn't hold up handover.
- Photos after every clean. You get photos of the cleaned areas, so you can check progress without being on site.
- Defects noted, not fixed. If we see construction marks or defects while cleaning, we note them for your team.
- Proposal after inspection. We look at the site first, then send a proposal with the scope and pricing.
