Builders Clean vs Final Clean: What's the Difference?
In short: a builders clean (also called an initial or rough clean) removes the construction mess: debris, heavy dust, stickers and residue, so trades can finish and defects can be seen. A final clean is the detailed clean just before handover that makes every surface, fixture and floor ready for the buyer, tenant or client to walk in. Most projects need both, in that order.
What is a builders clean?
A builders clean happens once the main building work is finished, while some trades may still be on site. The goal is to get the property from construction site to clean shell.
Typical tasks:
- removing leftover debris, offcuts and packaging
- vacuuming and wiping heavy construction dust from floors, walls, sills and ledges
- removing protective films, stickers and labels
- first removal of paint, plaster and adhesive splashes
- a first pass of kitchens, bathrooms and joinery
It makes defects easier to spot, so builders often book it before the defects inspection.
What is a final clean?
The final clean is the detailed one, done after the last trades have left and just before handover or occupancy. Nothing should need touching again.
Typical tasks:
- dust settled since the builders clean, from every surface, including high ledges, vents and light fittings
- inside and outside of all cupboards, drawers, wardrobes and appliances
- kitchens and bathrooms detailed: tapware, tiles, grout, glass shower screens, mirrors
- floors cleaned to suit the surface: timber, tile, stone, vinyl or carpet
- doors, handles, switches and skirting boards wiped
- a final walk-through against the handover checklist

Do you need both?
For new builds, townhouse groups and apartment projects, yes. Dust keeps settling for days after trades finish, so a single clean done too early will not be handover-ready, and a single clean done at the end has to deal with heavy debris and fine detail at once, which takes longer and costs more. Splitting it into a builders clean and a final clean is usually faster overall.
For small renovations, one thorough clean after the trades leave is often enough.
Is window cleaning included?
Check every quote. At M&I, window cleaning is not part of our post-construction cleans, and we say so in the proposal so there are no surprises at handover. Many builders use a specialist window cleaner, especially for high or external glass.
How to prepare for a post-construction clean
- Book early, and give a firm handover date so the final clean can be scheduled just before it.
- Confirm access: site hours, keys, lifts and parking.
- Tell the cleaner about finishes: natural stone, timber and special coatings need the right products.
- Make sure power and water are on.
- Agree the scope in writing, including what is excluded (such as windows or external areas).

How long does a builders clean take?
It depends on the size of the project and how much dust and residue is left. A single home might take a day; an apartment building is scheduled over several days, floor by floor.
Is a final clean the same as an end-of-lease clean?
No. An end-of-lease clean restores a lived-in home. A final clean removes the fine construction dust and residue that settle after building work, which needs different methods and products.
Can the final clean be done while trades are still on site?
It shouldn't be. Trades bring dust and debris back in. Book the final clean for after the last trade leaves.
